Title Tip: Deepfake Fraud in RON Closings: What to Watch For

Jessica Robertson, Stewart Title Guaranty Company

We're back with another Title Tip, our monthly video series offering quick, complimentary education from experienced title professionals across Texas. In this month's Title Tip, underwriting counsel Jessica Robertson shares a real-world example of a fraud attempt involving a remote online notarization (RON) closing where deepfake technology was used to impersonate sellers.

Jessica walks through how the fraud was identified before funds were disbursed, what steps title professionals can take to reduce risk, and how to watch for subtle visual inconsistencies. She also offers practical guidance on understanding your RON provider's protections and updating internal procedures to stay ahead of AI-driven fraud.

Watch this month’s Title Tip video here and stay tuned for more insights in our next installment.

What Companies Can Learn from Their Biggest Fans

Harvard Business Review

Employee engagement is at a 20-year low. Customer loyalty is eroding. And most conventional fixes like better incentives, smoother processes, tighter feedback loops, aren't moving the needle. In this article, Marcus Buckingham argues that leaders are solving the wrong problem: rather than focusing on what's broken, the most effective leaders study what's already working exceptionally well and build from there.

Drawing on decades of research and real-world examples, Buckingham shows that meaningful gains in performance and loyalty only appear when experiences cross a critical threshold from good to extraordinary. The leaders who get there don't chase incremental improvements, they identify the conditions that generate their employees' and customers' most positive experiences, then design for those deliberately and at scale.

Whether you lead a team, serve customers, or shape company culture, this framework offers a practical approach to driving the kind of behavioral change that produces lasting results.
