Filing Deadline for March Primary Election Passes With a Dozen Texas Lawmakers Seeking Alternate Offices and a Slew of Retirements That Will Change Power Dynamics in Texas House and Senate

Approximately 15% of Texas legislators who were in office during the 89th Legislative Session will not be back in their current offices when the Legislature meets for its 90th Session in January 2027. And, a dozen sitting lawmakers have announced plans to run for alternate office. Some of them, like Sen. Eckhardt of Austin, will be able to retain their current seats if they fail to secure the new offices they're running for. Others, like Sen. Middleton of Galveston, will not be able to retain their current seats should they fail in their bids for alternate office. The Senate faces the most dramatic change with the potential for up to a 25% turnover before next session.

As Campaign Season Continues, Gov. Abbott and Lt. Gov. Patrick Offer Proposals to Reduce Property Taxes for Texans

Nearly all Texas statewide officeholders are up for reelection in 2026, and the March primary election is only a few months away. We will continue to see new policy proposals from candidates until the general election in November.
When Gov. Abbott announced last month that he was running for reelection, he outlined a
plan to reduce property taxes for Texans. Earlier this week, Lt. Gov. Patrick offered
his own property tax proposal.
TLTA's Advocacy Team continues to monitor all legislative proposals and will alert you here in Dateline if any of them are presented for the Texas Legislature's consideration. As reported in Dateline last month,
Texas voters recently approved a number of property tax changes passed by the Texas Legislature earlier this year.
Fannie Mae Expands Renovation, ADU Financing in Major Policy Update

Fannie Mae has announced several new policies in its latest Selling Guide update that are aimed at improving liquidity and expanding access to affordable housing.
The changes include new eligibility for manufactured homes, expanded options for accessory dwelling units (ADUs) and updates to adjustable-rate mortgage (ARM) requirements, the government-sponsored enterprise announced on Wednesday.
